Janelle advises on all types of residential and commercial property transactions, with a particular interest in rural and agricultural properties, manufactured home parks and land tax issues.

Her experience includes representing both resources clients and landowners in rural and agricultural property transactions, advising on all aspects of commercial and residential property acquisitions, disposals, leasing and ownership, as well as on land tax exemptions and deductions, advising manufactured home park operators on varied issues, and acting for developers in flat land subdivisions. She works closely with our Taxation and Revenue and Resources and Energy experts to provide a complete service to clients in these industries. 

Janelle holds qualifications in Law and Business (Banking and Finance) from Queensland University of Technology.

Areas of Practice

  • Advising Northern Energy Corporation on the purchase and leaseback of multiple freehold and leasehold rural grazing properties, which included complex water supply agreements and careful consideration of the interaction between mining and farming activities.
  • Advising Bandanna Energy on the purchase and leaseback of multiple freehold and leasehold rural grazing and cropping properties (including land affected by strategic cropping restrictions).
  • Advising Arrow Energy on the purchase of various large farming properties around Dalby involving leaseback of freehold land and water allocations.
  • Advising Stanwell Corporation on the:
    • settlement of the $285 million sale of tenement MDL162 and associated land and assets;
    • purchase of properties at Spring Creek and Blackwater; and
    • divestment of property assets near Stanwell Power Station.
  • Advising landowners on the sale of property at Emerald to an international resources player, which involved complex volumetric land reconfiguration and water entitlement issues, and the negotiation of agricultural and compensation agreements.
  • Assisting Ingenia Communities Group in their extensive due diligence enquiries and subsequent acquisition of manufactured home parks at Chambers Flat and Tewantin for the continued operation and further development of their first manufactured home parks in Queensland.
  • Preparation of contracts for the sale of manufactured homes, for the sale of a new home (by a park owner) and also for subsequent sales (by a home owner).
  • Acting for a foreign investor in the purchase and leasing of a commercial property in Southport which included a number of government tenancies.
  • Acting for developers and existing landowners to negotiate and prepare options and contracts to acquire or dispose of commercial and residential sites.
